A RESIDENTIAL village with 40 years' history in Salamander Bay has been sold to a Sydney-based investment group for $7.2 million.

Salamander Bay Village, a mixed-use residential park, was sold to Gateway Lifestyle Residential Parks.
Gateway Lifestyle owns more than 15 parks across Queensland, NSW and Victoria marketed for those 50 years and older.
"Gateway Lifestyle is proud to add the Salamander Bay Village to their growing presence in NSW," the group's head of sales and marketing Tonia Ivanni said.
"The Port Stephens area and Hunter region have all the elements that are ideal for a Gateway Lifestyle location, with great proximity to local services and a vibrant community.
"Our aim is to create a living-destination where we can add value to the residents of our community and provide them with a happy and positive place to call home," Ms Ivanni said.
Paul Carmody, who with three other people including wife Sharee co-owned Salamander Bay Village before the sale, said the park had an interesting history.
"It was once two parks," he said.
"Salamander Caravan Park was here for 40-plus years and Port Stephens Holiday Park was right next door for about 36 years.
"The funny thing is, not many residents know it has been here for such a long time."
The two parks were merged and Salamander Bay Village was registered in 1985.
Mr Carmody and wife Sharee bought into Salamander Bay Village in 2004.
While the village has been sold, Mr Carmody said they would stay on to manage it.
Ms Ivanni said Gateway Lifestyle was currently evaluating Salamander Bay Village ahead of upgrading the park.
"At present we are still evaluating any new amendments to the property," she said.
"But in the interim we will be making cosmetic enhancements to reflect that Salamander Bay Village is now part of the Gateway Lifestyle network."
