The local arm of the company purchased the old Diver’s Luck Winery site at Bobs Farm for $9.4 million last month.
It is one of two properties added to Hometown Australia’s books since the subsidiary was established last August.
However Director Stuart Strong said the company was likely to grow its portfolio “considerably”.
Hometown America was established two decades ago and today has over 24,000 pre-fab homes spanning 60 different sites.
The budget estates are a burgeoning sector in Australia and are popular with retirees – why Bobs Farm was an early target.
“Hometown was attracted to the asset due to its existing development consent and since Port Stephens is a key holiday and retirement destination for residents of Sydney and Newcastle,” the company said in a statement.
The old winery site occupies 10.5 hectares of land on Nelson Bay Road.
It was formerly owned by Ray Family Holdings, who had secured the relevant approvals for a 188-site caravan park to be known as Sunrise Park.
“The Hometown Australia team is thrilled with our first two acquisitions,” director Kevin Tucker said. “Sunrise Park is a well located development site with a carefully planned, existing development consent.”
The company has also purchased the 169-site Newport Village at Port Macquarie.
