When competing for a rental property, what is the best way to make sure my application is considered?
Provide all the information that is required on the application form and make sure you provide clear copies of all supporting documents.
Is it true that some people offer more than the advertised rent and is this okay to do?
We've certainly heard stories of this happening but under no circumstances do we accept this.
If I want an area of the property to be fixed or re-painted can I request for this to happen before I move in?
You can request anything, however it is up to the discretion of the individual landlord. Similarly if the landlord has any plans to renovate or change anything at the property and we are aware of that the tenant will be notified at the beginning of their lease.
If while renting a home I need repairs done and the landlord isn't responsive what action should I take?
The office repair request process needs to be adhered to first and if from there no action at all or if no reasonable communication has been made by either the landlord or the office then the tenant can contact the Department of Fair Trading for guidance.
How do I ensure I get my bond back when leaving a property?
Make sure you leave the property in the same condition as when you moved in, with consideration to fair wear and tear and use the copy of the inspection report to compare to if you are unsure.
How often is reasonable for landlords or agents to carry out inspections?
We are allowed up to 4 inspections per year and we always prefer that tenants be present if they can be and would like to be, so we can address any concerns there and then to be rectified.
As long as a minimum of 7 days notice is given to the tenant an inspection can take place. Out of courtesy to the tenant we like to let them know if the owner is wanting to be present at an inspection.
