Plans for the subdivision at 90 Viney Creek Road East, Tea Gardens, which is to include 77 residential lots and two residue lots, are on public exhibition, with submissions for or against the proposal closing on Sunday, March 23.
Nearby resident Ronnie Nichols said she was worried about a number of possible impacts including: the visual impact of a proposed boundary fence, increased traffic flow, the size of the lots and the damage to the area's flora, fauna and environment.
"Traffic flow is expected to increase from 100 to 1000 car movements a day," she said.
"It [the area] is used by birds and as a crossing for kangaroos."
Great Lakes Council's manager of development assessment, Wayne Burgess, spoke to the NOTA on Friday and said the proposed lot sizes were "large" for a residential area and ranged from 950 square metres up to 3995 square metres.
But Ms Nichols said when compared to the nearby properties, which are rural residential blocks of about five acres, the proposed sizes were not within the character of the surrounding area.
She was not against development on the old station but would like to see larger blocks which were "keeping within the rural residential amenity".
Mr Burgess said documentation in relation to the application could be viewed at the council building or the Tea Gardens district office and those adjacent to the development had been notified of the proposal by mail.
Ms Nichols argued not all nearby had received notification.
When asked if the matter would be decided in the council chambers, Mr Burgess said it was still early stages and it depended on the number of submissions received. If no submissions are received the matter will be dealt with internally. If submissions which raise valid concerns are received it is likely to reach the council chambers.
